EPB

The EPB reporters at Qern handle the energy performance reporting for all your projects.
With years of experience in both large and small developments, residential and non-residential, we ensure full compliance and more.
At Qern, we go beyond simply achieving the required E-level. We also assess the overall footprint of your building(s).
Through our own project follow-up system, we collect all necessary documents and ensure a smooth final declaration process.
And we do it all in the most cost-efficient way possible.

As awareness of our environment and climate change continues to grow, so does the interest in energy-efficient living and building. Do you want to create energy-efficient buildings by reducing CO₂ emissions?
As a registered EPB reporter in Flanders, Brussels, and Wallonia, Qern is your ideal partner for achieving this goal.

The 4 phases of EPB reporting

At Qern, everything revolves around sustainability and service. Through the four phases below, we guide you smoothly through the entire EPB reporting process.

1. Preliminary Study

Before your construction project begins, we discuss your building plans and the materials you intend to use.
We then prepare a preliminary calculation to determine whether your building will meet the EPB requirements.
You will receive a detailed report with all calculations, which is also shared with your architect.

If your project does not yet meet the required E-level or S-level, or if you wish to improve these values, we provide clear advice on suitable materials and their optimal application.

Would you like to go beyond the legal standards and energy requirements? You can certainly count on Qern.
We deliver practical, transparent advice to help you realise a low-energy home, passive house, or CO₂-neutral building.
Our EPB experts have extensive experience with sustainable construction techniques and materials, such as timber frame structures and ecological materials.

2. Start Declaration

Before construction begins, a start declaration based on the preliminary calculation must be submitted to the regional Energy Agency.
Qern takes care of this for you, ensuring it is filed at least eight days before work commences.

3. During Construction

At Qern, we are always looking for ways to serve you even better.
During the construction process, we continue to support you and provide advice on anything that may affect your project’s energy performance.

In this phase, we also begin collecting all supporting documents on your behalf.
We take every step to ensure a smooth final process, so that your sale or deed can proceed without delays.

To make things as easy as possible, we developed our online tracking system, My Qern, which allows us to closely monitor your construction project.
Through a clear overview, you can see exactly which documents you need to provide to keep your project on track.

Based on the list of contractors you provide, we request all necessary documents from them.
We do all of this because at Qern, we like to go the extra mile for you and your project.

4. EPB Final Declaration

After the construction or renovation is completed, we finalize the EPB reporting with the EPB final declaration.
This is done based on supporting documents such as invoices for insulation, ventilation, heating, windows, doors, and more.

We submit the final declaration to the Energy Agency on your behalf.
Afterwards, you will receive your Energy Performance Certificate (EPC) from us.
We aim to complete the declaration within one month.

If you wish to achieve a lower E-level (and thus reduce energy consumption), we can perform a blowerdoortest.
Any minor discrepancies affecting your energy performance can then be corrected immediately.
